Strategic Seller Representation
We begin with your goals, timeline, property condition, and priorities — then help you understand your selling choices and request a useful consultation.
Understand Your Selling Choices
Selling a home can mean more than one path. We help you compare your options so you can choose what fits your goals — without assuming any single option is available for every property or guaranteed to produce a particular result.
Traditional Market Listing
Prepare and market your home to buyers through the open market with professional representation throughout the process.
Explore a Cash Offer
Understand what a direct cash offer could mean for your timeline and terms, and whether one may be worth exploring for your property.
Sell As-Is
Consider selling without completing repairs or updates, and understand the trade-offs that may come with that choice.
Coordinate a Sale & Move
Plan a sale alongside a relocation, downsizing, or purchase so overlapping timelines and decisions stay organized.
Availability depends on the property, the provider, and current market conditions. A selling method is separate from your property condition and your moving circumstances — we help you tell them apart so overlapping choices stay clear.
Questions to Compare Your Options
Every selling choice involves trade-offs. These are the questions worth weighing before you decide — in plain language, with no invented prices, savings, or rankings.
Potential Net Proceeds
What you may receive after the costs of selling. We help you understand which costs apply and how they affect your bottom line.
Timing
How quickly you need to move and how each option affects your timeline, from listing to closing.
Preparation & Repairs
Whether the home needs work before selling, and how each path handles preparation, repairs, and presentation.
Convenience
How much coordination, showing access, and day-to-day involvement each option asks of you.
Certainty
How dependable each path tends to be, and what could change between an agreement and a closing.
Your Priorities
Which of these matters most to you. There is no universal ranking — the right choice depends on your situation.

Transparent Fee Structure
Seller representation fee
The listing fee is $8,000 for sales prices up to and including $550,000, or 2% of the full sales price for sales above $550,000.
When the buyer is unrepresented
If an unrepresented buyer comes directly to the listing agent and purchases the property, the seller pays an additional transaction-management fee that matches the listing fee: $8,000 for sales prices up to and including $550,000, or 2% of the full sales price for sales above $550,000. When this fee applies, the combined listing and additional transaction fees total $16,000 for sales up to and including $550,000, or 4% of the full sales price for sales above $550,000, as agreed in writing in the listing agreement. This fee compensates the listing agent for the additional transaction work, including preparing and processing transaction paperwork, coordinating inspections and appraisal, communicating with the buyer's lender when applicable, managing deadlines and closing, and handling inspection and repair negotiations on the seller's behalf.
The listing agent continues to represent the seller only. The buyer remains unrepresented; the additional fee does not purchase buyer representation or establish dual agency. The buyer may obtain independent representation and advice.
Participating agents may use approved listing-marketing tools to attract buyers directly to their listings, subject to availability, configuration, and the participation agreement.
All fees and services are subject to the participating brokerage's approval, the written agreement, transaction terms, and applicable law.
Potential Benefits
Depending on the transaction, eligibility, and applicable terms, potential benefits may include a three-phase new-construction inspection or reimbursement for a seller pre-listing inspection.
* These are not automatically combined or available in every transaction.
What a Seller Consultation Covers
A consultation is a conversation, not a commitment. Here is what to expect when we talk.
Review Your Property & Goals
We look at your home, your timeline, and what matters most to you.
Identify Suitable Paths
We outline which selling options may fit your situation and why.
Discuss Costs & Trade-offs
We walk through the costs, timing, and trade-offs of each option in plain terms.
Agree on Next Steps
You decide what, if anything, to do next. There is no obligation to list.
Your consultation helps identify the next steps. Any property-specific offers or detailed selling plan require further review and, where applicable, provider approval.
